Philosophy of Practice:
Of utmost importance is our ability to listen, to work with the Owners and Users as well as the staff, to document their needs, concerns, desires and Budget/Scope/Quality requirements and constraints, and to translate these into a solution that is fiscally responsible and Cost Effective, while adhering to the owner’s need for Function, Budget/Scope/Quality, Aesthetics and Efficiency with Durability, Low Maintenance, and Minimal Operating Costs, as the prime driving forces.
Commitment:
The EEA team commits to project effort through the assignment, of highly qualified senior personnel, who would serve in active, hands-on roles to ensure that the goals for each project are met.
Management:
Each project is assigned a Principal-In-Charge and the Project Manager. The Project Manager becomes a single point of contact between the owner and the project team. This facilitates coordination and ensures that all pertinent information is disseminated to the appropriate team members, and enables the Project Manager to be informed of all project developments.
Communication:
Clear and effective communication begins with complete project directory and identification of chain of command and key personnel. EEA encourages the participation of owner’s representative(s) as appropriate so that the achievement of goals and objectives can be monitored on an ongoing basis to allow early recognition of needs for the budget scope and quality revisions.
Partnering:
First and foremost in our project delivery system is a partnering session that familiarizes all project team members with one another; establishes common interests, encourages a spirit of collaboration between all and subscription by all too commonly defined goals and objectives that serve the owner’s best interest. It establishes how to monitor progress and avoid failure. It defines a mechanism for issue resolution and commits the entire team to a spirit of cooperation and collaboration to ensure expedient issue resolution and establishes each participant as a partner in ensuring the success of the entire project venture.
Field Verifications:
Of paramount significance is the need to conduct a detailed site analysis or the validation of previous analysis. Security/Safety/Convenience of occupants/staff/users must be incorporated in the field verification to avoid disruption of normal verification activities for existing projects.
Program/Budget Validation:
The first step in the firm’s project approach is to validate the program of needs, and estimated project construction cost, to ensure that the expected goals and objectives can be achieved with the available budget and program.
Technology:
EEA places a high emphasis on the present & future trends in technology in all Facilities. Our firm will work to make sure each and every area is designed to accommodate as much technology as the budget can support, and also provide flexibility in the infrastructure that will accommodate the implementation of new technologies as needs evolve.
Plan the Work and Execute the Plan:
Upon successful implementation of steps above, the next step in the firm’s approach is to plan the work and work the plan – assigning the best resources to match tasks. We call previous expertise in similar project type into play, utilizing a checklist of procedures, standards, details, means, and methods to achieve a successfully completed project on time and on budget. Design and Documentation Phases:
Upon validation of the program and budget requirements, the design team that will involve all the necessary disciplines will follow a highly interactive process that involves the project team managers and the owners. We believe that a successful design is one that the client believes in and play a significant role in developing, as well as a design that respects the program, cost, technology, durability, and quality, and is aesthetically pleasing to the community at large.
Construct-ability Review/Quality Control:
EEA’s approach to each project performed is one that utilizes an interactive process with the clients, program managers, consultants, suppliers and the users. The Constructability Review includes regularly scheduled work sessions with the consultants, owners, users, and contractors to monitor success, gain input and review alternatives, uncover concerns and work toward practical and efficient, constructible solutions.
Budget-Scope-Quality Control (BSQ) Review Committee:
Of great significance is the establishment of a budget-scope-quality (BSQ) review committee made up of principals and project managers. Selection is based on experience with similar building types. BSQ review committee members are charged with the task of monitoring the delicate balance between budget-scope-and quality to ensure that all project measures and decisions, including value engineering and life-cycle cost analysis, are balanced within owner’s budget, project scope, quality, and schedule. The clients have routinely kept abreast of results so final decisions can be made promptly.
Value Engineering:
The firm’s value engineering/cost control process is one that involves an interactive process with the owners, contractors, architects, engineers, suppliers, and vendors. This process usually analyzes and evolves through a calculated balance between the budget, quality, scope and life-cycle cost analysis without compromising essential project elements, function, needs, aesthetics, and goals.
Construction Administration and Close-Out:
Continued representation of the owner’s best interest will commence, and the team will schedule regular site visits, interpret contract documents, process RFI, change orders, and provide punch-list, certificate of substantial completion, and final project close-out, as well as assist the client in Conducting 9th and 12th month Warranty/Guarantee inspections prior to Warranty/Guarantee expirations.
